Big Canoe Real Estate Offers Homes for Every Budget
With prices ranging from the mid hundreds to several million, there's a home for every budget in
Big Canoe.
On the high end, homes reach into the millions for Craftsman style manors with stunning views
southward to Atlanta where the skyline is visible on clear days, and Timber mountain lodges with
views northward to the Appalachians. Further, there are a limited number of five acre estates
within the community. Most were built on during the early years of the development and some have
now been added to and renovated, thus offering a unique level of privacy.
While prices average in the $500K to $700K range for new homes in the 3,000 to 4,000 square
foot range, the community has been in existence since the 1970s when people were building
small cabins strictly for weekend getaways. Some of these cabins still exist and can be
purchased in the low to mid $200Ks. There’s also a condo development with many overlooking
the golf course in the high $100,000s to the low $200,000s. Some of the first development in the
community were "tree toppers"—unique octagonal shaped cabins built atop a raised central
column—and these now sell for the mid to high $100,000s. They are situated close in to the
village center of Big Canoe and many overlook Lake Sconti offering some of the best views around.
In the early days, most homes were bought for vacation purposes or as a second home, but a
growing number of people are now moving to Big Canoe fulltime. With the proximity of business
and development moving further north of Atlanta, living fulltime in Big Canoe has become a viable
option, even for people who are not retired. Big Canoe is located about a hour north of Atlanta and
about 30 minutes to the northern suburban cities of Alpharetta, Cumming and Canton.
