  • List your home in the First Multiple Listing Service
    (FMLS).  The FMLS is a private database of all
    homes for sale in Atlanta and the surrounding
    suburbs.  Nearly 80% of homes are sold through
    MLSs.  Realtors search the FMLS to find homes to
    show their clients.  Your home needs to stand out
    among the crowd and our listings do!  We use our
    professional writing skills to highlight the special
    features of your home and we upload 12 pictures so
    that agents can “preview“  your home before they
    schedule a visit.

  • List your home on Realtor.com and other national
    websites. Millions of buyers now begin their home
    search using Realtor.com.  We pay extra for
    enhanced Realtor.com listings to ensure that
    millions of potential buyers notice your home first!
    Pictures are also uploaded here.

  • Custom web page just for your listing. We create a
    custom web page highlighting your home which
    can be advertised on brochures and flyers.

  • Virtual tour posted on the FMLS and Realtor.com.
    Virtual tours attract more attention to your listing
    and allow a place for highlighting the unique
    features of your home.

  • Market Analysis.  This report outlines the selling and
    listing prices of homes in your neighborhood, so
    you can make an informed pricing decision.

  • Pre-inspection walk-through at listing.  Our
    construction expert, Ed Spence, walks through your
    home during the listing appointment and advises
    you of repairs and/or  items that need attention.  Be
    more prepared when the buyer hires a professional
    inspector to find problems!

  • Photographs taken at the listing appointment.  We
    use our digital equipment to take pictures, both
    inside and out, of your home to make flyers, upload
    on the FMLS, Realtor.com and our website.  

  • Realtor FMLS/Supra lockbox provided.  Realtors
    can show your home while you are away.

  • Neighborhood/home tracking system.   Receive
    daily e-mail updates of homes that are newly listed,
    sold, pending sale, expired, or withdrawn in your
    neighborhood and/or price range and area!  
  • Custom color Flyer of your home.   We provide a
    reproducible one page color flyer with minimum 4
    pictures for you to have, copy and keep stocked in
    an outside flyer box (provided) and inside for
    showings.  From our years of experience, we know
    that potential buyers want to see the inside of your
    home and that good pictures and graphics will
    entice them to schedule a tour!  These are also
    important to have on hand for agents and buyers to
    take after a showing.

  • Agent/Buyer Feedback system. Our e-mail feedback
    system allows you to find out what potential buyers
    are saying about your home and how it compares
    to your competition.

  • Inspection report review.  Our construction expert,
    Ed Spence, is available to review your inspection
    report and provide advice.  We also negotiate any
    adjustments with the potential buyer or agent.

  • Review of closing statement.  We review the HUD-1
    statement provided by the closing attorney if it’s
    available before closing.  We also attend the
    closing with you.
